Deal IRR/Multiple Calculation explanation:

The IRR calculation is imperfect in that many calculations are based on the calendar year.  If Pacific West Land bought a property in January or in June, the calculation may not change and is based only on the year in which the property was bought or sold.  This should have little impact on the overall numbers, but there may be some variation from a “true” IRR on any single investment.

Multiple definition: for every dollar put in, multiply by the "multiple" to find how many dollars the investment generated.  This is often called the "Return on Invested Capital (ROIC)" or "deal multiple".
