With an experienced eye and a disciplined approach, Pacific West Land (PWL) researches, analyzes, and invests in real estate across the United States.  By comparing real estate values across different regions, we identify inefficiencies and opportunities as real estate markets react to economic cycles and respond to changes in local conditions.  Our analysis method has impelled PWL to change with the times, adapting our investment strategies as new opportunities become available.

Value-Add Focus

As primarily a value-add real estate investment firm, we focus on properties that will benefit from the efforts of PWL’s experienced team of real estate professionals.  In choosing properties, we review thousands of opportunities each year, acquiring only a handful.

Low-Leverage Approach

We employ a low-leverage approach toward managing risk while maximizing value.  With roots stretching back over 35 years, strategies we’ve employed include purchasing and zoning land for sale, developing multi-family and commercial properties, and acquiring and re-positioning distressed commercial assets.  Since 2000, we have acquired and managed over 80 properties located in markets across the country such as Denver, Las Vegas, Phoenix, Atlanta, and Orlando.

Vertically Integrated

PWL is both an LLC sponsor and a real estate operator.  We partner with investors, make acquisitions, and manage assets all through in-house operations.  This enables us to avoid layers of overhead that are created when a fund sponsor is separate from the property owner or capital sourcing.  Avoiding such duplication decreases layers of fees and increases the probability of delivering better returns to investors.

Personal Approach

We only work with accredited and institutional investors.  We believe in a personal approach to each investor’s needs.  We reach out through investor meetings, monthly updates, and substantial financial reporting, including annual audits by a PCAOB-registered public accounting firm, to make sure every investor is well-informed.  We welcome visitors at any time and pride ourselves on being accessible to our investors and their financial advisors.
